Our client is global leading pharmaceutical company with long history in China.

1. **Establish Operational Rhythm and Strategy Implementation**: Collaborate with Country/Site REFS leaders to establish a regular operational rhythm, understand local needs, and implement real estate portfolio strategies at the cluster/country level.

2. **Anticipate and Address Customer Needs**: Proactively identify and address customer needs and the implications of global or regional business changes, ensuring strategic alignment and customer satisfaction.

3. **Talent Development and Succession Planning**: Lead and develop talent within the cluster/country, create succession plans for key positions, and foster a culture of continuous improvement through training and process excellence.

4. **Compliance and Property Management**: Ensure compliance with all statutory requirements related to buildings, land use, and safety codes, and manage property acquisitions, disposals, site development, and leasing to support Novartis' mission and strategy.

5. **Real Estate Performance Metrics and Capital Planning**: Provide real estate performance metrics, identify areas for improvement, and support the regional capital plan in line with the REFS global/regional strategy, coordinating activities related to strategic plans and long-term facility plans.

Job Requirements

1. **Educational Background**: A minimum undergraduate degree in real estate, engineering, or a related field, with a professional qualification in corporate real estate or property management (such as RICS, MCR, SLCR, or equivalent) preferred.

2. **Experience**: At least 10 to 15 years of professional experience in corporate real estate, project management, and facilities design.

3. **Leadership and Teamwork**: Strong leadership skills and the ability to work effectively as part of a team, particularly in a fast-paced, startup-like environment.

4. **Market Knowledge**: Comprehensive understanding of the APAC, Greater China, and Japan real estate markets, including knowledge of market players, land use requirements, and regulations, with the ability to influence changes beneficial to the company's real estate portfolio.

5. **Communication Skills**: Proficiency in both spoken and written English and Mandarin.
